Now Hiring: Project Manager - Real Estate Development

SquareOne Villages is a community land trust with a mission of creating democratic communities with homes that are permanently affordable and environmentally sustainable. Since our founding in 2012, we've established a track record of delivering innovative "outside the box" shelter and housing, and currently specialize in developing multi-family housing co-ops. We're looking to expand our capacity to take on more affordable housing developments, and are seeking a motivated individual to join a growing team dedicated to building the next phase of SquareOne Villages.  Working closely with the Deputy Director, this position will serve in the Project Manager role to advance all aspects of SquareOne’s housing developments from concept through stabilization. Office or hybrid work model possibilities with flexible hours.

Job Responsibilities:

  • Research and assess the feasibility of potential housing development opportunities

  • Assist in developing preliminary project concepts, proformas, and other project materials

  • Conduct due diligence to secure site control and acquire properties

  • Develop and maintain project schedule and budget

  • Secure and administer project financing, prepare funding applications, coordinate closings and reporting requirements

  • Manage day-to-day activities of housing developments

  • Maintain effective communication with project partners such as architect, general contractor, lenders, attorneys, public officials, and vendors

  • Conduct outreach to project stakeholders and assist in meeting diversity, equity, and inclusion goals

  • Prepare requests for proposals, solicit bids, and source project materials and equipment when necessary

  • Oversee construction progress; attend meetings, review change orders, and submit draw requests

  • Evaluate progress, maintain records, and provide regular progress reports to keep staff and other stakeholders apprised of project details and status

  • Conduct post-occupancy evaluation surveys

  • Consult with other parties interested in learning more about SquareOne’s village model

Preferred Qualifications:

  • At least two years of project management experience in housing development or commensurate experience in a related field such as urban planning, architecture, real estate, or construction management

  • Problem solver with attention to detail, highly organized, collaborative work style, and adaptable to shifting priorities and meeting deadlines

  • Demonstrated experience or familiarity with site feasibility analysis, stakeholder outreach, real estate acquisition and financing, public funding/incentive programs, land use and building codes, design, and construction management.

  • Existing knowledge of cooperative housing and community land trusts, or a strong interest in diving into these topics.

  • Ability to interface and communicate effectively with a diverse range of project partners and stakeholders.

  • Must be able to independently manage key objectives on a projected course with both set and variable timelines.

  • Proficient with Mac and Google Workspace. Experience with project management software or design software is a plus but not required.

Salary & Benefits

  • Full-time position with flexible start date

  • $65,000 - $80,000 depending on experience and qualifications
