Read Todd’s Story
Todd recently pledged his land through transfer on death deed (TODD), a document that allows you to name a beneficiary to receive your real property upon your death without probate. It has no effect on your property rights during your lifetime, meaning you can sell or rent it freely.
Todd chose this option because he wanted his land to stay affordable and community-owned. His gift means the property will remain in the SquareOne CLT, supporting future residents to collectively own and steward their homes, rather than it returning to the speculative market.
Frequently Asked Questions
How does SquareOne use my property?
We place the land into our Community Land Trust, keeping it permanently off the speculative market. The home is sold at an affordable price to new residents, and proceeds help support collective, community-owned housing like our co-ops.
Do I lose my rights to live in my home?
Not unless you want to. Options like a Will/Trust or a Transfer on Death Deed (TODD) only take effect after your lifetime. A Life Estate lets you keep living in the home for life, even though SquareOne becomes the owner.
Can I change my mind later?
Yes, with options like a will, trust, or TODD, you can revise or cancel the gift at any time during your lifetime.
What if I still have a mortgage?
It may still be possible to donate your property, depending on the balance and your plans. We’ll review this together and help you explore options.
Who benefits from my gift?
Local households who might otherwise be priced out of homeownership. Your gift supports shared-equity homeownership and long-term affordability.
Do I have to live in Eugene?
